Access path for rear plot - what are the requirements?

Hello everyone.

I want to sell a partial area of a property. As a result, the remaining residual property will be an area without road access. The buyer wants to carry out a development plan procedure and create building plots. See sketch.

So that my residual area is not cut off from the outside world forever, an access possibility to the rear property should be planned from the future road in the development area (see sketch "potentielle Zuwegung").

Now I have an important question: what are the legal minimum requirements that such a road or access must meet regarding width and condition, so that in case of doubt the area behind could become building land? The rear area is about 15,000 sqm. What rules exist, for example, concerning emergency vehicles etc?

In the sketch, I have drawn the existing public road and also marked the rear area in blue, at least its beginning. I hope you understand what I mean?!

We have understood that for a long time, which is why you have already received exhaustive and detailed tips and advice almost four years ago there as well as in (with the entire Ponderosa in post #11) and also here from experts who are no longer active here. You could also have asked the current additional question about the minimum width of a two-lane access road somewhere there. However, as I already said, this is also not a point to be asked in a forum for an actual property development professional.

Thank you hanghaus. Your post helps somewhat. Now at least I know where to find the required information. @ant11 and co. I find your behavior quite sad. Repeatedly bringing up old threads and trying to make me understand that I lack the necessary skills shows poor style. Instead, you could have focused on my question and participated constructively. It's clear that I can't know everything if I'm not an expert – otherwise, I wouldn't be asking here. Well. For me, this was the last question in this forum.

Poor style is failing to mention essential basics and leaving them hidden in old threads, where most otherwise helpful discussants cannot use them for constructive participation, because compensating for this requires an elephant-like memory. Your prospective property developer lacks the necessary expertise, otherwise he would know all the answers to your questions by heart. If you understand how to read our hints, they will help you further. In any case, we have gladly provided them – even more gladly in a collected form rather than in a bouquet of scattered threads.
