A single-family house in view. How do I proceed?

Good morning to everyone here. I came across this forum last night, which at first glance seems very professional to me. I have a few questions for you that interest me a lot. So I am 23 years old and have a net income of €2250. My job is secure. I have been doing caretaker work for older people for about 6 years, so to speak, and still do. The older couple is 75 years old and have already thought about selling a house. The couple has no children or others who take care of them. Relatives are registered as heirs but do not show up because they live further away. I asked the couple last week if they wanted to sell the house in 4-5 years. They answered yes. I will have a conversation with them next week about how much they still want. -So now my question to you is how do I best go about putting money aside and saving as quickly as possible? (Bausparvertrag vorhanden, Riester-Rente) -How do I proceed if the price is right and I take the house in about 4 years? Thank you in advance to those who read this and give me an answer

with your net income and secure job, you are already well positioned for financing. It is important for you to first have a conversation with your bank before talking to the sellers. This way, you can outline your financial scope in advance. If your bank gives you a preliminary okay, then I would talk to the sellers. At the moment, property prices are quite favorable for buyers and interest rates are low. In your place, I would not wait another 5 years but buy the house today and offer the residents a very favorable rental agreement. Maybe they don’t even want to stay for 5 more years and will move into assisted living or something like that. So, if the price is right and the house is okay, then go for it.

Briefly summarized:

1. Make an appointment with the bank and check the financial situation
2. Discuss all possibilities with the sellers once (immediate purchase, rent, assisted living, and so on).
