Currently, the conditions for 10 years are relatively interesting. I have an offer (from Dr. Klein) with 1.17% eff. (200,000€ loan on a 420,000€ property value). For 2 years, the cheapest offer I have found is at 1.87% eff - let's see when it will be time for me to finance. (I am currently planning with the architect, after that the offer from the builder will be updated and then it will start!).
One should know about DEVK that you absolutely need a "Untwerfeung unter die sofortige Zwangsvollstreckung," which must be notarized and cost us a whopping €850. Also very bureaucratic. The response times are VERY long. You need to have some spare cash on hand.
No idea if DEVK or not, there are apparently even alternatives to it - DTW offers 1.56% effective over 20 years.
However, you can now get 10 years for well under 1.0% - I am currently playing through all the "eventualities" (regarding interest rate developments) and calculating when which offer is worthwhile. I believe the interest rates have never been more attractive than they are currently.
