Hello everyone,

our shell is standing and the screed has been poured. Yesterday I had to realize that our two cellar exit doors are not at the same height. I need to explain the following. Our house and our garage have separate cellars. Our cellar under the house has a thicker screed buildup for KfW reasons than the cellar under the garage. This is intended to serve as a storage room for garden tools and also has no underfloor heating, all of this is okay. And we consider it acceptable. But because of the height differences of the screed, the doors are at different heights, which are close to each other. This already looks very unusual in the shell. Our cellar is mostly not underground! My question is, is this a construction defect? The architect should have noticed this, right? You can’t disfigure the exterior view of the house like this.

His statement was that we had seen the plans and knew that the screed was at different heights. We are laymen and did not give any thought to the doors.

I hope you can help us further.

The different heights of the finished floor result in different bottom edges of the doors, but that should be clear to you, right? Or did you actually want a tripping step at the garage cellar door? Alternatively, I would have installed a higher screed in the garage cellar. Is it still possible to enlarge the opening for the garage cellar door upwards and order a higher door? So that at least the top edges of the doors are the same?

Are the clear room heights from the top edge of the finished floor different? They should be apparent from the plans. By how much do the screed heights or the floor construction differ? Is the screed already in? Do you have a photo? First of all, bad luck. Maybe it can still be corrected (increase the floor construction in the garage basement, adjust the door lintel). Who pays for that is another matter ...

Thank you very much in advance for the answers. The screed is already in. Since we are complete construction novices, we didn't think much about the different heights. Isn't it the job of our architect to make sure everything is at the right height? Our planning drawings show no indication of different door heights. Here are 2 photos of how it looks. It doesn't stand out that much yet, as we still have a construction door in place.

In the lower picture, you can also see that the flowing screed was not poured up to the door but stops a bit earlier. At a later point, this section was repaired with cement screed. Why was no masonry done under the door?

These are also two different doors

Will a part of the right door perhaps be plastered over?

An example picture unfortunately doesn't help much. What does the work plan (which you also signed) look like?
