Hello everyone!
We want to build a semi-detached house with 6 rooms and 150 sqm of living space (plus basement & terrace) in a new development area.
The new development area is slightly sloping. The ridge height is relatively low for a semi-detached house at 9.00 m. The building window is very large (8x12 meters). There is a possibility of plot A facing southeast with a 1.85 m rise from the street to the end of the garden as well as plot B transversal to it (garden facing southwest) with a 1-meter height difference from the left to the right boundary. We actually prefer plot A.
Currently, we have four concepts for which we would like to hear your opinion. The concepts are easiest to understand from the attached sketches.
(1)
Plot A,
House size: 7.75 m x 10.25 m
Ground floor level at street level, enabling an attic studio above the upper floor, substantial excavation of the slope behind the house (probably very expensive!)
(2)
Plot A,
House size: 8.00 m x 11.00 m
85 cm plinth, garden slightly excavated, no residential attic studio possible, attic studio possibly replacing the basement, due to larger floor area all rooms can be accommodated on the ground floor & upper floor
(3)
Plot A,
House size: 7.75 m x 10.25 m
190 cm plinth, instead of attic studio living space in the basement on the street side, garden leveled, house entrance either by stairs (not visually very appealing) or on the side of the house through the basement (entrance in the basement, also not the perfect solution)
(4)
Plot B
House size: 7.75 m x 10.25 m
House concept like in (1), but no excavation of the slope necessary. The neighboring semi-detached house then stands slightly lower offset because a different reference point applies for the maximum ridge height (see sketch)
Many thanks in advance for your comments
Peter
